Elgin Property Among the Top Leases

Prominent industrial leases signed by Target, Solo Cup and TAGG Logistics negotiated by top dealmakers from CBRE are among the first-quarter industrial leases recognized by CoStar.

As big-ticket items involving sizable investments, commercial property transactions often have a wider impact within the community. CoStar will recognize the largest leases completed each quarter and the dealmakers who made them happen in their respective markets.

Here are the Chicago industrial leases selected as the first-quarter 2023 winners of the CoStar Power Broker Quarterly Deal Awards:


TOP LEASE: SWC Millsdale & Route 53, Joliet, IL

Tenant: Target

Brokers Involved: Traci Buckingham Payette, John Suerth and Stephanie Park of CBRE represented the landlord.

Deal Commentary: Target has agreed to lease over 1.2 million square feet in Building 2 at the Third Coast Intermodal Hub in Joliet. The distribution center is still under construction and expected to open this summer. This landmark deal is the largest industrial lease in the Chicago area in more than two years and is part of a multi-year expansion of Target’s local distribution network.

Brokers Involved: Jason West, Sean Henrick and Ryan Klink of Cushman & Wakefield represented the landlord. Newmark represented the tenant.

Deal Commentary: Solo Cup is moving into a newly completed distribution center at 5000 183rd St. in Country Club Hills. The speculative industrial building was developed by Chicago-based CRG and is named The Cubes at Country Club Hills. The proximity to interstates 57 and 80 makes this area a prime development site for companies seeking distribution space. The project was developed as part of CRG's "Cubes" brand, a line of projects the company said emphasize sustainability, improved building specifications such as additional clear height and extra trailer and car parking, and locations in regional logistics hubs with proximity to interstates, ports and airports.

Brokers Involved: Sean Henrick, Jason West and Ryan Klink of Cushman & Wakefield represented the landlord. David Lane of Burr & Temkin represented the tenant.

Deal Commentary: TAGG Logistics, the national fulfillment, distribution and packaging provider signed a lease for all 795,965 square feet at 555 Pinnacle Drive in the South Interstate 55 corridor. Panattoni broke ground on the project in May and is slated to wrap up development in June of 2023.

Deal Commentary: Saddle Creek Logistics, an omnichannel supply chain business solutions company, has leased 712,380 square feet at the CenterPoint Intermodal Center in Joliet. The property is owned by Oak Brook-based CenterPoint Properties and is located at 3351 Brandon Road.

Deal Commentary: Ryder Integrated Logistics, a provider of global supply chain consulting services, leased 392,973 square feet of industrial space at 2800 W. Diehl Road in Aurora. Ryder will be occupying the newly completed distribution center developed by Chicago-based Logistics Property Co.

Deal Commentary: Cosmetics, fragrance, hair and skin care company Ulta Beauty has leased warehouse space at a property currently under construction at 925 Belle Lane in Bolingbrook. The building is expected to open in the summer of 2023. Ulta was founded in 1990 and is headquartered in Bolingbrook.

Tenant: Lineage Logistics

Brokers Involved: Jason Lev, John Suerth and Jimmy Kowalczyk of CBRE represented the landlord.

Deal Commentary: Lineage Logistics, a leading cold storage facility, has agreed to renew its 320,433-square-foot lease in Geneva. Lineage Logistics specializes in the storage, preparation and transportation of food across the United States and has occupied space at this property since 2006.

Tenant: Eagle Foods

Brokers Involved: Ned Frank, Frederick Regnery and Steve Sewart of Colliers represented the landlord. Ned Frank and Jim Herbst of Colliers represented the tenant.

Deal Commentary: Eagle Foods, a producer of condensed and evaporated milk products, retail snacks and meals, leased 284,102 square feet of industrial space in Building 7 of the 94 Logistics Park in Kenosha, Wisconsin. Eagle Foods is the first tenant to sign at this speculative industrial property that was completed in August of 2022. Ned Frank of Colliers is currently representing the remaining 315,205 square feet. The property is well situated to draw on a strong local talent pool.

Deal Commentary: Oak Brook-based owner Midwest Industrial Funds announced a new lease at 200 Sellstrom Drive in Palatine with S&C Electric Co. S&C, a global provider of equipment and services for electric power distribution systems throughout the world, is expanding its Chicago manufacturing footprint to this new location. Located in the Palatine Corporate Center, the property has immediate access to Route IL-53 and the interchanges of interstates 90 and 290.

Deal Commentary: Stelfast Inc., an importer and manufacturer of industrial fasteners and truck parts, has renewed a lease for 229,356 square feet at Northwest Business Park VI in Elgin. Stelfast has been a tenant since 2020, according to CoStar data. Boston-based High Street Logistics purchased the multi-zoned property in 2021.
